Booking, quotes and winter questions

Is there a service call or trip fee?

Most companies charge one, typically $50 to $75 and sometimes more. Ask for it on the phone, and ask whether it’s waived if you go ahead with the repair.

Do you give prices over the phone?

Ask for a price range when you call; most pros can give one based on your door and the problem. Always ask for the final price on site before any work starts.

How do I know a garage door quote is fair?

You got the price before work started, the trip fee was stated, parts are listed, nobody pushed a full replacement for one broken part, and the work comes with a written guarantee.

What should I have ready when I call?

What happened, whether your car is inside, your door size (single or double) and your town.

My door is frozen to the ground. What should I do?

Stop running the opener. Clear the ice along the bottom seal with a plastic scraper or warm (not boiling) water, then dry it. Call if it still won’t move.

Why does my garage door fail first thing in the morning?

Overnight is the coldest time, and the first run of the day is the hardest on springs and openers. That’s when worn springs usually snap.

Why is my garage door so loud in winter?

Cold, dry rollers, hinges and tracks. A garage door lubricant (not grease or WD-40) on the moving parts usually quiets it.

How often should a garage door be serviced?

Once a year, ideally in October or November before the first cold snap. A tune-up costs $50 to $150 and catches worn springs, cables and rollers early.

Do you work on commercial and shop doors?

Residential doors are the focus, including shop doors on 2-stall and 3-stall garages. For a commercial door, mention the size and type when you call and ask whether it can be handled.

Cost and booking

How much does garage door repair cost in Mankato?

Most repairs cost $150 to $400. Springs run $150 to $350 per door, cables $100 to $400, and opener repairs $100 to $500. See the Cost Guide for details.

Do you charge more on evenings and weekends?

After-hours visits can cost more. Ask for the full price, including any extra fee, before the visit.

How fast can a garage door be repaired?

Often the same day. Most spring, cable and opener repairs take one to two hours on site.

Springs, cables and tracks

What is the most common garage door repair?

Broken springs. They are the most common and most urgent repair, often after a loud bang on a cold morning.

Can I open my garage door with a broken spring?

It isn’t safe. Without the spring, the door’s full weight is on you or the opener. Leave it closed and call.

Should I replace one spring or both?

Both, on a two-spring door. They’re the same age, so the second one usually fails soon after the first.

How long do garage door springs last?

About 10,000 cycles, roughly seven to ten years of normal use.

Is it safe to replace a spring myself?

No. Torsion springs store enough force to cause serious injury. Always use a trained tech. More on the Spring Repair page.

Why is my garage door hanging crooked?

Usually a snapped cable or a cable that came off its drum. Keep clear, unplug the opener and call, because the door can drop.

My door came off its track. Can I push it back?

No. Unplug the opener and keep clear. A tech will re-hang it and straighten or replace the track. See Cable & Off-Track Repair.

Garage door openers

Why does my opener hum but the door won’t move?

A stripped gear, a failed capacitor, or a broken spring making the door too heavy. Check the spring first.

Why does my door close and then go back up?

The safety sensors are blocked or misaligned, or the door is stiff from the cold. Clean and line up the sensors first.

My remote doesn’t work but the wall button does. Why?

Usually a weak battery, especially in cold weather. LED bulbs in the opener can also block the remote signal.

My opener stopped after a storm. What should I do?

Check the breaker and outlet, then unplug it for a minute and plug it back in. If it still won’t run, the logic board may be damaged.

Should I repair or replace my opener?

Repair it if it’s under 10 years old and one part failed. Replace it if it’s 12 to 15 years old or more, has no safety sensors, or keeps breaking. See the Opener Repair page.

Emergencies and winter problems

My car is stuck in the garage. What do I do?

Don’t force the door if a spring or cable is broken. Arrange a ride if needed, then call. Most of these repairs are done in one visit. See Emergency Repair.

How do I use the emergency release cord?

With the door closed, pull the red cord down and toward the back of the garage, then lift the door by hand. If it feels very heavy, stop, because a spring is likely broken.

Can I leave my garage door open overnight?

If you must, lock the door into the house, move valuables inside and leave a light on. Get it fixed as soon as you can.

Why won’t my garage door close when it’s cold?

Below about 15°F, grease thickens and metal shrinks, so the door gets stiff and the opener reverses for safety. Cleaning and lubing the tracks and adjusting the opener usually fixes it.

Maintenance, replacement and service area

How do I know if I need repair or a new door?

Repair if the panels are straight and only a part failed. Consider a new door if the panels are cracked, rusted through or the door can’t be balanced anymore.

Is it cheaper to repair or replace a garage door?

Repair, in almost every case. Most repairs are a few hundred dollars. A new door is a few thousand.

Which towns near Mankato do you serve?

Mankato, North Mankato, St. Peter, Eagle Lake, Lake Crystal, Madison Lake and nearby towns in Blue Earth, Nicollet and Le Sueur counties.
